Community Forum On Hollywood Beach Zoning & Land Development Issues

Hollywood Beach business owners and condominium leaders had an opportunity to give their input on the planning process at a Feb. 22 community forum on zoning and land development issues.

The Beach Land Use & Zoning Forum was conducted at Hollywood City Hall in anticipation of a planning and zoning study to implement the City-Wide Master Plan and the Beach Community Redevelopment Agency Plan. The forum featured a presentation by Bernard Zyscovich of Zyscovich Environment and Urban Studies Group, which is analyzing current conditions within the Beach CRA and will make recommendations for the district’s future based on the vision established in the City-Wide Master Plan.

Gil Martinez, Executive Director of the Hollywood Beach Community Redevelopment Agency, served as moderator of the community forum. The panel of experts included Michael Y. Cannon, MAI, Managing Director, Integra Realty Resources – South Florida; Dr. Paul George, Historian, Historical Museum of South Florida; Kirk Lofgren, Environmental/Permitting Department Head, Coastal Systems International, Inc.;
Henry Sniezek, Executive Director, Broward County Planning Council; and developer Mark Walsh, Vice President, Ocean Properties Ltd. Hotels and Resorts.

Among the important issues addressed in the forum presentation were preserving the unique character of Hollywood Beach; protecting the Broadwalk’s pedestrian character, scale and ground-floor activities; and making underutilized State Road A1A more pedestrian-friendly.

Panelist discussions on Hollywood Beach’s ongoing redevelopment effort included the area’s viability as a resort commercial district or hotel district; the benefits and drawbacks of condominium hotels; the implications of developing tall buildings; how coastal and flood issues impact beach redevelopment; comparisons with other beachfront communities and barrier islands; and ways to enhance Hollywood Beach as a tourist destination.

The Beach Land Use & Zoning Forum was the first in a series of meetings to discuss zoning and land development issues on Hollywood Beach.
